What to do following a Negative Homebuyers Report
Buying a house is always going to be one of, if not, the biggest purchases you will make in your life.
It can be exciting, but it can also bring along some issues that you did not notice before you put your offer in.
If you are contacting Trustguard Ltd for a survey, then chances are you have received a negative homebuyer report that has identified initial evidence of damp, timber, wall tie, or other property care problems.
We have put together some questions we get asked a lot following a negative homebuyer report, hopefully, this will put your mind at ease.
Why do I need another survey?
We get asked this quite a lot, the answer is we specialise in Damp, Timber, and Wall Ties.
In the previous survey, you had highlighted a potential issue and now you need a specialist to investigate this. Our surveyor will pay particular attention to the condition of the property’s timber and the presence of damp.
An example would be: If you went to the doctor for a general check-up and a potential issue was identified. The doctor would then refer you to a specialist at the hospital for further investigations.
Do I need to pay for this survey?
Nothing in life is free, so in a word yes, we charge a fee. The real question is can you really afford not to have an independent damp and timber report carried out?
We charge for the simple reason that if there isn’t a problem, we will tell you. Our reports are unbiased, and our fee allows us to spend the time and effort to supply our customers with an honest appraisal of the property.
A damp and timber survey can take anything from half an hour to an hour or more depending on findings and the complexity of building layouts, add another hour or so to type up the report. The fee simply covers our time dealing with the survey.
Can I speak to the surveyor about the survey carried out?
If you have any questions after the survey has been completed and you have received your report then our surveyors will be more than happy to talk you through their findings, and because our surveyors will be able to recommend and advise on work needed to alleviate damp problems, they will also have a good understanding of costs involved to mend the problem.
The survey findings do include a quotation of works in the report.
What are my options after a negative survey?
Once you have received your survey results, understand them, and grasp how costly the problem is going to be to fix, you are going to have to decide on what to do next regarding the property purchase.
You have three options in reality;
- Walk away
- Communicate with the vendor
- Renegotiate.
Can I book Trustguard Ltd to complete the work quoted to me in the survey?
Yes of course, just contact us once you have the keys to your new property and we will be happy to book you in our diary.
