Repairing Cracked Lintels with Helical Reinforcement in Newcastle & Gosforth

Cracked lintels are a common structural problem in older properties across Newcastle and Gosforth, particularly in Victorian and early 20th-century terraced houses. Over time, structural movement, corrosion, or inadequate support can cause lintels above windows and doors to crack, resulting in visible damage to the surrounding brickwork.

At Trustguard Ltd, we recently completed a structural repair project in Gosforth, Newcastle Upon Tyne, where a cracked lintel above a window had caused horizontal and stepped cracking in the brickwork. Using modern helical reinforcement (Heli-Bar) systems, we stabilised the masonry and restored the structural strength of the opening without the need for major rebuilding.

What Causes Lintel Cracks in Older Properties?

Lintels play a crucial role in supporting the brickwork above windows and doors. When they weaken or fail, the load from the masonry above is no longer properly distributed.

Common causes of lintel cracking include:

  • Structural Movement in Older Properties
  • Corrosion of Older Steel Lintels
  • Inadequate Support Above Openings
  • Settlement or Ground Movement
  • Age-Related Deterioration of Building Materials

These issues are particularly common in Victorian terraces across Newcastle, where original construction methods and ageing materials can lead to structural stress around windows and door openings.

Signs of a Cracked Lintel

Homeowners often first notice lintel problems through visible cracking in the brickwork. Some of the most common warning signs include:

  • Horizontal Cracks Running Through Mortar Joints above Windows and Doors
  • Stepped Cracks in the Brickwork
  • Cracks Radiating from the Corners of Windows or Doors
  • Brickwork Movement above the Opening
  • Bowing or Separation of Masonry

If these signs appear, it is important to have the issue inspected by a structural repair specialist.

Our Recent Lintel Repair in Gosforth

During a recent structural repair project in Gosforth, Newcastle Upon Tyne, our team at Trustguard Ltd was called to inspect cracking above a front window of a traditional brick property.

The property had developed horizontal cracking along the mortar joints above the lintel, indicating that the original lintel was under stress and no longer properly supporting the brickwork.

Rather than remove the entire lintel – which can be disruptive and costly – we used a modern helical reinforcement system to stabilise the structure.

Reinforcement installation

Helical stainless steel reinforcement bars (Heli-Bars) were inserted into the prepared slots and bonded into place using a specialist structural grout.  These bars effectively create a reinforced beam within the brickwork, redistributing loads and stabilising the masonary above the window.

Lintel Crack Stitching

Where the lintel itself had cracked, reinforced bars were installed across the crack to stitch and strengthen the damaged section. Once the reinforcement was installed, the mortar joints were repointed with two-part stone filler, the stone was buffed and masonary paint was applied to achieve a seamlessly repair.

Why Helical Bar Repairs Are Ideal for Older Newcastle Homes

Many properties across Newcastle, Gosforth, Jesmond, and surrounding areas are traditional brick buildings constructed decades ago. Overtime, structural components such as lintels can weaken or shift.

Helical reinforcement systems are particularly suitable for these properties because they:

  • Work with existing brickwork rather than replace it
  • Require minimal disturbance to the structure
  • Provide long-term structural stability
  • Maintain the appearance of period properties

For homeowners wanting to protect the character of their property while resolving structural problems, this method offers an excellent solution.
